PET FRIENDLY WITH PRE-APPROVAL & DAMAGE DEPOSIT PLEASE NO SMOKING. DEPOSIT OF HALF OF THE TOTAL RENTAL FEE REQUIRED TO RESERVE YOUR WEEK(S), REMAINING BALANCE DUE TWO WEEKS BEFORE ARRIVAL.
1. SUBLETTING: This agreement shall not be assigned nor the premises sublet without the written consent of the owner or his agent
2. LAWS: Renters, and family and guests of renters shall not violate any city/town ordinances or state law in or about the premises.
3. CAPACITY: I agree not to overcrowd the facilities by having more persons staying in the house than the maximum occupancy listed.
4. CHECKOUT: I agree to vacate the premises by 10:00 AM.I further agree to wash dishes, strip beds, place laundry in proper place and take trash to the local dump.
Please be sure you have packed all of you belongings.
5. DAMAGES: I will maintain this property in goodcondition, reasonable wear and tear expected, and agree to replace or pay for any loss, breakage or damage which is caused by this vacationer or anyone in this vacationer's groupto the entire satisfaction of the owner or his agents
I agree not to rearrange the furniture. Please note thatthis house has many antiques and antique books that shouldall be handled with care.
6. CHECK IN: I understand that check in time begins at 4:00 PM. We must have time in between vacationer's to clean the house. If you arrive early please do not expect the Retreat to be ready. Please call us if expect to arrive after 6:00PM.
7. LIABILITY: The owners and agents of this rental property are not responsible for any theft or injury to the vacationers or his/her guests.
8. ACTS OF GOD: Neither owners nor agents of Rental property shall be liable for events beyond their control which may interfere with guests occupancy, including but not limitedto Acts of God, acts of God, acts of governmental agencies, fire,strikes, war, inclement weather, power outages, illness,and construction, car, or fishing boat noise.
9. RVs: No recreational vehicles or tents may be occupiedon the property nor may it be connected to the house for water or power supply unless authorized. 10. TELEPHONE CALLS: You must use a credit orcalling card for all long distance calls or a cell phone. 11. VIOLATING CONTRACT: We reserve the right torefund deposits, refuse rentals or discontinue occupancy if,in the agents opinion, vacationer is detrimental to property orin violation of this contract.
12. INDEMNIFICATION AND HOLD HARMLESS:Renters/Vacationers agree to indemnify and saveharmless the Owner and Agents for any liabilities, theft, damage, cost orexpense what- so ever arising from or related to any claimor litigation which may arise out of or in connectionwith Renters use and occupancy of the rental property includingbut not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred orsustained by Vacationers. The terms "Agents and Owners" as used in this agreement shall include their heirs, successorsin interest, assigns, employees, agents and representativeswhere the context requires or permits. The terms "Renters or Vacationers, and You or Your" as used in this Agreement shall include Renters, heirs, successors, assigns, guests,invitees, representatives, and other persons on the rental property during Vacationers occupancy (without regard towhether such persons have authority under this Agreement to be upon the rental property), where the context requiresor permits.
METHOD OF PAYMENT*We accept Travelers Checks, Personal Checks, Money Orders and Cash*If cancellation is necessary, the reservation depositwill be refunded less $25 service charge when accommodations are re-rented. If the Retreat is not re-rented, the deposit will be forfeited. Cancellations must be made a minimum of 30 days priorto arrival.
Refunds: We will not give refunds, partial or whole,on the basis that the vacation home is not satisfactoryupon arrival. We make every effort to accurately describe a property, its proximity to the ocean or view,and the interior on our web site and through phoneand email conversations. Vacationers are expected to do their own due diligence in asking questions about what is important to them in a vacation homeand surrounding area. Interpretation is an individualthing and the rental agent does not guarantee or warrant the information describing these properties.
We do not give refunds if you must leave early for any reason.
When finally departing, please place towels and wash cloths inlaundry basket and take all trash to the local dump. Please leave things as neat and clean as you found them. Do not lockthe door. The cleaning staff does not have keys. Call us if you have any questions.
We work strictly on a first come first serve basis. If your week is booked by another party before we receive your deposit, your check will be mailed backto you immediately.
